I’m glad to see a write up about this development being that the buzz has been mostly positive and no one seems to be mentioning the neighborhoods surrounding this area. I do hope that they sell well because I would like to see more developments like this in Charleston, but at this price point, I think the builders will have a hard time selling pre-construction.

I am not sure how Jessica decided I was talking badly about Daniel Island, Sullivan’s Island, or downtown Charleston. I agree that these neighborhoods are some of the best in the Charleston area and where I would also may choose to live.

The facts remain that buyers looking for a good location, quality schools, and custom homes are looking and comparing I’On, Downtown Charleston, Sullivan’s Island, and Daniel Island. We have seen this over the past 10 years and it continues to hold up.

All of these places are worthy of a visit and will hold up to the market better than the far-flung suburban neighborhoods on the edge of town.

No offense, but those other neighborhoods which are in the negative columns are also quality neighborhoods. Most likely I’on’s percentage is simply a statistical error due to various inventory, amonts of sales and monthly cyclical issues, and potentially a myriad of other issues. I can tell you I’d buy in a heartbeat in Sullivan’s Island before I’on… if I could afford it. And comparing Daniel’s Island or I’on to Downtown Charleston is laughable. Incredibly different kind of buyers, both lifestyle and budget oriented.

I’m shaking my head. I’on doesn’t offer a single thing that those other neighborhoods don’t, so de facto you just said that I’on’s not fallen yet..but look at these other places less than 5 minutes away. Buyer beware! It’s a nice place, and I love the idea of urban infill from the new urbanist vein. BUT… give me a break.

I think I’ll be waiting a bit longer, til the spin doctors don’t have to point out statistics like this!

Custom built homes are the best way to go in my opinion. That way you get exactly what you want from your new home and you won’t need to spend all of that extra money on remodeling.
